Property Assistance Scheme

Support can be made available to eligible companies seeking to develop their capability and growth predominantly in export markets and/or new products.  This is applicable to new build projects, extensions to existing facilities and, in certain circumstances, consideration can be given towards refurbishment projects. 

Support is provided by way of a capital grant, calculated as a percentage of the project’s eligible construction costs.  The level of assistance will be determined on an individual project basis.

Eligible costs include:

• Construction of the core structure of the building, installation of services to statutory requirements and associated external site works
• Connection to statutory utilities (power, water, telecoms and gas)
• Statutory fees (building control approval, planning approval etc.)
• Other industry bespoke requirements (e.g. clean room facilities, anti-static flooring) may be considered on a case-by-case basis

Ineligible costs include:

• Site purchase
• Demolition/ site clearance
• Contaminated land remedial costs
• Abnormal substructures
• Professional and legal fees
• Work completed under a direct award contract or outside the main tendered works

Costs are subject to tendering, vouching and approval by Invest NI and its Technical Advisors and grant is normally paid in two stages.   

• 75% at Practical Completion Stage, and
• 25% at the end of the Defects Liability Period
